General Information for Landlords
We are a not for profit organisation which provides both accommodation based and
floating support services. We support vulnerable adults and enable people to
gain skills to achieve independence and promote community inclusion. Floating
support services work with individuals in their own homes to give them support
they need.
People come to us with all sorts of things they want to learn; things like money
management, how to get regular employment or make the most of their skills,
build self confidence and self esteem. We work closely with residents for a
period of time to help them reach their potential. We then support these
individuals to find permanent housing.
Residents may find accommodation via Local Housing Authority, Housing
Associations or Private Rented as well as buying properties and many other
options. Many ex-residents go onto maintain successful tenancies in independent
accommodation.
Some tenants will often receive a period of floating support in their new home to
help them put their skills in to practice independently for the first time. This
could be for things like helping them with benefits forms or settling in. Many
ex-residents will use the support of other agencies to help them with any issues
that arise. These agencies are often available to support individuals on a long
term basis should this be necessary.
To sum up, residents housed by landlords receive regular payments from Housing
Benefits. Most tenants are looking for long term accommodation so it would be a
regular source of reliable income. If the relationship between Colebrook and
landlords goes well we could potentially put a lot of business your way; and you
will be helping to house vulnerable individuals keen to be given a chance to
prove themselves in independent living.
We are always keen to work with landlords to help fill any vacancies they may
have. Landlords who have housed ex-residents as tenants have given us feedback
that tenants are prompt with reporting any problems and have kept the flat in
good condition. Any Housing Benefit can be paid direct to the landlord by the
Local Authority so that rent is secured.

What Colebrook Does
We provide high quality supported housing for vulnerable adults in Plymouth and
Saltash. Our projects are for a set period of time. People can learn how to
build their confidence, utilise their skills as well as learning new ones, and
then make the step to achieve independence.
People having spent time at Colebrook may move on to a local authority tenancy,
housing association, buy a property, move to private rented or one of many other
options. Many ex residents go on to maintain successful tenancies in independent
accommodation.
We have had great success in the past and currently with local landlords and are
keen to continue this and build new links. Landlords who have worked with us
have remarked on how tidy and reliable at reporting things most of their tenants
are.
The positives for landlords of taking an ex-resident is that Housing Benefit can
be paid direct to the landlord and therefore is a source of regular secure rent.
Most of our ex residents making the move to permanent housing want a long term
home so would provide a long term income. We work with many individuals so if
our relationship develops well there is the possibility of us putting a lot of
business your way; and of course you helping vulnerable members of our society.
Our floating support service sends well trained staff into people’s homes to
support them with things like filling out forms, settling in if they recently
moved or getting used to their local area. This service would be available if
required for any individuals leaving Colebrook and moving into private rented
accommodation.
Any individuals spending time at Colebrook would have not only learnt the skills
to become successful tenants and maintain a tenancy but would have become aware
of other organisations who offer support to them when they are in their
permanent home. So if they do ever need advice or support in the future they
know how to access it.
